Florida milestone inspections and SIRS, explained for owners

Older condo buildings must be inspected and must fund structural reserves. That's driving assessments.

Why this is happening

After the Surfside collapse in 2021, Florida passed laws requiring older condo buildings of three stories or more to have structural milestone inspections and structural integrity reserve studies (SIRS), and to fully fund reserves for key structural items instead of waiving them. Later laws adjusted the deadlines. Many associations are raising the money through special assessments, loans or higher fees.

What owners should ask for

The milestone inspection report and SIRS, and the dates they were done.

The list of repairs the report requires, and which are urgent.

The bids for that work.

How the board plans to fund it, and whether a loan or a payment plan was considered.
