Loss-assessment coverage
Many condo (HO-6) and homeowner policies include loss-assessment coverage. It can pay your share of an assessment when the assessment comes from a loss your policy covers, such as storm or fire damage to the common areas.
It usually does not pay for wear and tear, deferred maintenance, reserve shortfalls or upgrades. Limits are often low unless you added more.
How to claim
Call your insurer, ask whether your policy has loss-assessment coverage and what the limit and deductible are, and get a claim number. Then send a written claim with the assessment notice. The Response Kit includes the letter.
For next time
If you live in a building with older structures or high insurance costs, ask your agent about raising the loss-assessment limit. It is usually inexpensive.
